Mid Month Pricing Update And Forecast As Reported By The Cromford Report

MID MONTH PRICING UPDATE AND FORECAST AS REPORTED BY THE CROMFORD REPORT

Each month about this time we look back at the previous month, analyze how pricing has behaved and report on how well our forecasting techniques performed. We also give a forecast for how pricing will move over the next 30 days.

For the monthly period ending December 15, we are currently recording a sales $/SF of $131.05 averaged for all areas and types across the ARMLS database. This is 1.3% above the $129.31 we now measure for November 15 and represents another advance in average pricing, though not quite back to the peak levels of mid April. Our forecast range was $127.57 to $132.77 with a mid-point of $130.17. Last month's forecast proved reasonable and the actual result was in the top half of our predicted range.

On December 15, REO sales across Greater Phoenix (all types) averaged $86.89 per sq. ft. (down 2.3%). Pre-foreclosures and short sales averaged $105.73 (up 11.4%) while normal sales averaged $133.77 (up 0.4%). The market share of normal sales edged up from 89.7% to 90.8% over the last 30 days. REOs lost market share from 6.3% to 5.2%. Short sales and pre-foreclosures were flat at 4.0%. The increase in short sale pricing had the largest impact on the overall $/SF.

On December 15 the pending listings for all areas & types showed an average list $/SF of $129.55, 1.0% below the reading for November 15. Among those pending listings we have 80.9% normal, 7.9% in REOs and 11.3% in short sales and pre-foreclosures. The average pricing for pending listings within GreaterPhoenix on December 15 in each category was: $137.50 for normal, $95.59 for short sales & pre-foreclosures and $86.57 for REOs. The figure for REO sales is a little higher than last month, as is that for short sales & pre-foreclosures while that for normal sales is lower.

Our mid-point forecast for the average monthly sales $/SF on January 15 is $129.69, which is 1.0% lower than the December 15 reading. We have a 90% confidence that it will fall within ± 2% of this mid point, i.e. in the range $127.10 to $132.28. Our forecast this month is for a fairly small decrease in sales pricing over the next month. This follows a pattern which is common in most years where a weaker January follows a strong December.

Just as in November, there are several factors helping the average $/SF for closed sales to stay high
  1. A continuing fall in the share of homes sold among the lower price ranges below $200,000.
  2. Continuing relative strength for very high end luxury homes.
  3. More sellers agreeing to pay buyers' closing costs and other concessions, a significant invisible discount that does not show up in the recorded sales price.
Until demand shows more significant signs of strengthening, we still expect the natural price range to remain stuck between $125 and $135 per sq. ft. over the next few months.

We wait to see if the introduction of 3% down payments for conventional home loans will stimulate more home buyers to apply. At the moment it is too early to tell what the effect might be.

For more than a decade, Mesa's historic Buckhorn Baths inn has sat frozen in time, its walls and roof slowly deteriorating as the hodgepodge of items inside gathered dust.Soon, the city might be able to turn back the clock.Mesa says it has worked out the details of an agreement to buy the once-thriving relic, and the lawyer representing the original owners' heirs confirmed the deal.Our goal is to have a closing by the end of the year, Mesa City Manager Chris Brady said.The yet-undisclosed purchase price would be covered using money approved by voters more than two years ago. Some residents had stopped holding their breath for a deal in the time since, as family squabbles and related legal actions repeatedly held up the negotiation process.Next came a lengthy inventory phase, to distinguish between historic items that would come with the purchase of the property and others that would leave with the family. The city is still working through that part of the transaction.It's taken us a lot of time to find a way to document those distinctions, because (both types of items) are right now in the same room or commingled, Brady said. A personal item often looked, to us, like a collectible. We needed to come up with a good document, photographic records and a listing system that could help us identify which was which.Once the property changes hands, Mesa and historic-preservation activists can begin the project's next chapter: securing, restoring and figuring out precisely what to do with the 15-plus acres at Main Street and Recker Road.A colorful historyThe history of Buckhorn Baths goes hand in hand with that of Major League Baseball. Some say the Cactus League might never have been born had the owner of the New York Giants not found the spa to relax and rejuvenate his players after harsh winters.The motel sprung up after newlyweds Ted and Alice Sliger, working to establish a new trading post and gas station at the site in the late 1930s, tapped a warm, mineral-rich aquifer while drilling for what they thought would be cool well water.

They soon were operating a bustling compound, with kitchenette cabins, a bathhouse with entrances separated by gender, cooling rooms and massage tables.Tourists came from all over the world to take a dip in the hot baths, later gossiping about the water's supposed healing powers. Giants owner Horace Stoneham was one of them.The Sligers built a locker room for the Giants in the bathhouse, used by the team for decades, and autographed photos and baseball memorabilia eventually filled the walls and closets. Some of those pieces already have made their way to the Mesa Historical Museum's Cactus League collection.The motel also boasted a kitschy collection of taxidermied wildlife, stuffed by Ted Sliger himself, as well as collections of Western and Native American artifacts.Tranquil ponds and towering palm trees still dot the Buckhorn Baths land.Restoring and revivingBoth city and historic-preservation officials say the first order of business following the Buckhorn Baths purchase will involve stabilizing and protecting the property.The longer it sits, the more it deteriorates, said Vic Linoff, Mesa Preservation Foundation president.

The city said certain walls and pieces of roofing are vulnerable to rain and other natural elements. Fortunately, the 2012 bond funding provides for some simple repairs.It doesn't allow for much beyond that, however, and Linoff has said restoration costs would be in the millions.It's a multiyear process, Linoff said. That's why the very first thing is to secure it, so it is (stable) as we do the appropriate fundraising and planning.The Mesa Preservation Foundation began pushing to get residents thinking about what the property could become early on. It has thrown out the idea of using part of the property for Little League ballparks, for instance, to link the site's hand in baseball history with the present.Linoff also has said there's a chance preservationists could get the baths working again, since the hot water hasn't gone anywhere. Architects have said that would be tricky, given modern environmental-health codes.There are also opportunities for infill on the site that would help provide more activities and amenities, Linoff said. My guess is, the first thing would be to have some public dialogue to see, what does the community want? What do they expect out of it? And see if we can't match the community's vision for it with the reality of what actually can be accomplished.

How To Decorate For The Holidays When Your Home Is For Sale

Some folks think they have to stifle the spirit and eschew traditions entirely if their house is on the market in November and December. Not true. You can celebrate the season and still make your home attractive to potential buyers. Here’s how.





1. Clean and declutter before you decorate. If your house is already full of knickknacks and furniture, piling on the holiday decor and plopping a blinking, tinsel-laden tree in the middle is a sure way to turn a potential buyer into Scrooge. The cardinal rules of home staging apply, no matter when you list your home. So give your house a good, deep clean and pack up those everyday tchotchkes before you haul out the holiday bins.
2. Less is more. Ornaments stuffed into every nook, twinkle lights dripping from walls and gutters, and that rooftop inflatable Santa may seem bright and festive to you but are likely to turn off, not dazzle, your buyers.

You want them to be impressed with your house, not distracted by decorations. So keep it simple this year. If minimizing the “ho ho ho” cramps your style, just remind yourself that you can go all-out next year in your new home.
3. Treat all the senses. Wintery, holiday scents are welcoming, but use them judiciously and avoid the cloying and artificial. Try a nice basket of scented pinecones, simmer cinnamon on the stovetop or simply allow the subtle and fresh smell of a fir wreath to tantalize and mesmerize.

That being said, no matter how many cookies you bake, nothing will hide the smell of kitty litter or wet dog. So refer to tip No. 1 — deep clean and then use scent to enhance the cozy vibe.
4. Class, not clash. For the best impression, make sure your holiday decor complements your existing color palette. For example, if your home is done up in warm or earth tones, lean toward golds, forest greens and deep reds. If your palette is cooler, use silvers, blues and whites to make your home sparkle.

If your usual decorations don’t fit the bill, consider purchasing some new ones just for the listing.
5. Decorate to accentuate. Show off your home’s selling points by decorating strategically. Does your home have a beautiful archway? Hang a single shiny ornament to draw the eye. Funky-cool beehive fireplace? Go easy on the stockings and give the mantel some breathing room. Curved staircase? String garlands up the railing. Stunning view? Place a menorah or simple evergreen bough across the sill and don’t hide that money maker behind lights and fake snowflakes.
6. Keep it neutral. Any time of year, religious decorations are a sticky topic, and never more so than during the holidays. And the fact is, you do want to sell your home and not turn off potential buyers. Certainly, display decorations that make the season meaningful to you, like this clever Hanukkah garland showing off the mantel detail, but consider saving the oversize and overt displays to adorn your new home next year.

7. Trim down the Tannenbaum. Traditionally, the Christmas tree is afforded a place of honor in the home. However, space sells and, most likely, that tree will be occupying prime interior real estate. Don’t worry; you don’t have to do without it. Simply make sure your tree has the right proportions rather than being the elephant in the room.
